Basically, he ruled that he was able to read their minds: they were lying when they acted excited about the opportunity to rent, and their intention all along was to lead the landlord on and then back out at the very last moment, leaving him with no renters right before the lease agreement's start date. Because, obviously, you can't start a lease on a day that isn't January 1st, February 1st, March 1st, April 1st, ... etc.
As far as I'm concerned the moral of the story was, if you're selling something, leave the ad up until a potential buyer actually puts ink to paper or cash in hand. Under no circumstances should you remove an ad just because you're negotiating with a potential buyer, and if you do and the sale falls through and then you have no other potential buyers, that's your own fault. You shouldn't have taken the ad down.
But I guess the real moral of the story now is that you can just run crying to a judge and still get paid. Also, if you're a potential buyer, under no circumstances say anything that conveys (or could be misconstrued to convey) intent to complete the transaction until you are 100% certain that you won't change your mind.

And you know that how? The article doesn't specify anything concrete beyond the emoji-thing. It states only that "the couple gave him the impression they wanted to rent".
Basically, you don't know anything about this case beyond the emoji-thing. It's usually not a good thing to base your judgment of a coutr case based on one little detail.

Also: Please remember that judges only apply the law. They don't invent laws. So, the contract law in question has to have some provisions the couple ran afoul of.

@Rhywden nah, I followed their link to another article that gave more details.
They talked about meeting up to sign the contract, but pushed the date back by a few days and then they never actually did.
The ruling basically stated that by acting as if they were happy with the deal when in fact they had serious doubts, they negotiated deceptively and in bad faith.
But that's an extremely common behavior from potential buyers. They're not going to act disinterested or displeased with the sale unless they're trying to get the seller to back down on the price, and they're either fairly certain that no other buyers will snatch it out from under them or they won't care too terribly much if someone does.

well, you obviously didn't read the article that I read, because it quoted heavily from both the defendants' texts and from the ruling.
Fine. Here's what the judge had to say:
"These symbols, which convey to the other side that everything is in order, were misleading, since at that time the defendants already had great doubts as to their desire to rent the apartment. The combination of these – the festive icons at the beginning of the negotiations, which created much reliance with the prosecutor, and those smileys at the end of the negotiations, which misled the Plaintiff to think the defendants were still interested in his apartment – support the conclusion that the defendants acted in bad faith in the negotiations."

@Rhywden I would imagine that many, if not most, countries do. But running to court because someone acted like they wanted to rent your apartment and then backed out just strikes me as an abuse of the legal system.
And even if it was not the law of the land here, I could still say that it's stupid that it happened there.

Railroad unions are making waves about the government (filling the seats as shareholder and regulator) planning to force rules for minimal services during ... strikes. A union official claimed action was needed because these rules didn't kept the customers as a focus ... Idiot, because customers clearly prefer no trains because few people strike and force almost all trains to a stop or actually having a few trains.
