Yup, definitely not silly valley. My 1400 sq ft house (on 8200sf lot) would probably sell for about 1mil right now. If a house is on the market longer than a week or 2, something is seriously wrong with it.

The nature of the differential will vary quite a bit from place to place; real estate is very sensitive to location. What's more, it's worth what people can get for it, and many sellers are not a huge hurry to sell right now as interest rates on secured loans are still very low.

The gradients can be quite steep, and come from all sorts of things. Proximity to popular schools. Access to transport networks that doesn't suck. A view. Where poorer neighbourhoods are.
