Real life Minas Tirith

So, there are a bunch of guys trying to crowdfund a real life version of Minas Tirith.
The story seems to be getting quite a lot of media attention.
Let's take a look at what they've got to say about the project...
We are an ambitious team of architects and structural engineers who are passionate about creating a beautiful, inspirational and fully-functioning replica of Peter Jackson's depiction of Minas Tirith, as seen in his Lord of the Rings films.

So, how much is this wonderful city going to cost?
Our goal is to raise £1.85bn within 60 days.

Didn't RTFA, so, IF they build this, then what? Give each property backers and keep the ivory tower for themselves? A hotel? A theme park?
Also, not only the money, but they're basically trying to build a freaking city, that would take at least 10 years.
Now, this looks like some sort of viral marketing campaign.

OK, fine, I just did RTFA and TL;DR it's a housing promotion were £100.000 doesn't give you any property, but priority over others at the time of buying.

I love that you can buy 2 star or 4 star properties, but there doesn't seem to be any definition as to what those terms mean, other than 4 star is in some way better than 2.

To be honest, the cheapest property (at £400'000) doesn't even give you the property. It only gives you a 100 year lease! Forget for a second that £400'000 is already an astronomical price for a "2 star" 1 bedroom house, the lease is really off putting IMO.

Or perhaps it's a logarithmic scale. We are measuring in stars, stars give off light, light is measured in lumens, and lumens are logarithmic.

It only gives you a 100 year lease!
They're not that uncommon in some parts of the world. Wouldn't want one myself (especially at that price) but there's a decent chance of being able to sell the lease on to someone else.

Stars have color. Houses have color. Maybe 2 star properties are painted 2 different colours,(Since it's in the UK), and 4 stars have 4?

Multicoloured houses are pretty rare here. It'd be much more fun if they were more common, but it seems to get some of the more NIMBYish neighbours riled up.

And where would they find such a mountain? Not in the south of UK, for sure.

The model in the movie could have gaping holes or other paradoxes.
For example, WOW had parts of stormwind that weren't drawn. And would render parts of it incorrectly while in different areas just to make it look more impressive. Notably the tower in the center rendered larger when on the outskirts.

You would only be able to sell it for a pro-rated value.
You're never putting equity into a lease.So either the buyer would have to understand that he's paying for 100 year lease and getting a 100 - (x time you lived there) year lease, or you'd sell it at the price of 100 - (x time you lived there) lease.

They'll fill in the gaps. Likely work off the books more than the movies. Or they might if they got funded and didn't run with the money - I'd be surprised if this passes ₤1 million.

If it wasn't for the fact that I'm pretty sure people do (or did) this quite a bit around London, I wouldn't have mentioned it. There's also leasing the land, but owning the building on the land; yes, that can make the renegotiation of the lease very “interesting”. There's some crazy stuff out there.
